Negotiated and finalized a 10-acre purchase in Alpine, UT from Alpine School District to be subdivided between Westwood Elementary, Timberline Middle School, and Fort Creek. Land subdivided into half-acre premium lots with amenities that included a stream, pedestrian and equestrian trails, and natural habitats. purchased from the Alpine School District, Alpine, Utah. Responsible for land purchase, generated restrictive covenants (CCR’s) for the subdivision which were approved by the Alpine City Council. Monitored the planning and approval process including recording and bonding documents and assigned and transferred adequate water shares. Coordinated all subcontractors and worked on-site to ensure successful project completion. Maintained as-built drawings for submission to city engineering.
Collaborated with real estate firm for the advancement of golfing and resort community properties in St. George, UT. Managed project including procurement of flip home and property in The Ledges golf community. Managed sub-contractors by locating, evaluating, and selecting sub-contractors; monitoring and controlling performance. Completed construction projects by planning, organizing, and controlling projects, completing quality inspections, and supervising sub-contractors and staff.
Procured property and leases in Maricopa County, AZ for locations of franchise restaurants now owned by Subway. Devised project pro formas for property leases and tenant improvements. Assisted in the development of business plan and financial projections, market review and site selection, build-out cost analysis including CAM charges, cross parking easements, negotiation of SBA contracts with Celtic Bank, tenant improvements based on franchise contract and city specifications, obtained permits from City of Phoenix, and negotiated contracts with Vestar Development Company.
Purchase and development of 28-acre parcel into paper lots to accommodate a 5-acre park and roads for a new elementary school (Spring Lake) in the Nebo School district with 67 building lots surrounding the park and school. Submitted financial business plan to lender for A&D loan of $2M, managed the acquisition and development of property and common areas, created and recorded Restrictive Covenants (CCR’s), obtained all site permits, coordinated with city engineers and public works inspectors to build the city's first detention pond & storm drain system for potential flooding and drainage. Communicated job expectations; planned for, monitored, and coordinated subcontractors and approved scopes of work and tolerances required by the city.
Organized a 31-property owner consortium in the city of American Fork, Utah to create an aggregate parcel of land that was used to create an inner block development of twin homes. Directed the demolition and removal of existing structures, utilities, and irrigation channels, prepared construction budgets, negotiated contracts, obtained permits, managed project schedules, procured materials, labor and equipment, managed and supervised contracted work, and scheduled and attended all inspections and obtained occupancy permits.
Worked with propery owners in Lehi, UT, that had existing animal rights zoning and negotiated with city planners and engineers to create a plan to accomodate new infrastructure to support a new 30-unit town home community, including a park and swimming pool.
Developed and completed Plats D & E of an established subdivision with large, high-end homes and premium lots. Participated in land entitlement and approval processes including subdivision design and infrastructure installation. Began construction under the direction of the city engineer. Monitored building with designed easements and land restriction accommodations.
Built infrastructure comprised of utilities, roads, sidewalks, irrigation, landscaping, fencing, waterfall, rock retaining walls and more for West Mountain subdivision located between Provo and Springville, UT.
Contracted with USDA Forest Service for a pilot program to minimize soil contamination from restroom facilities. Responsible for construction implementation efforts: new restroom facility construction with crib retaining walls in compliance with federal engineering specifications. Responsible for the overall planning, management and execution of work on assigned specifications for all facilities from initial concept drawings to finished construction.
